High investment momentum in retail warehouse segment

In the first half of 2026, the investment volume of the retail warehouse segment amounted to around €1.2 billion. This means that the very good result from the previous year, which was also pushed by the Porta acquisition, was missed by around 40%.

Nevertheless, the retail segment remains one of the most dynamic asset classes. The market share of the retail warehouse segment in the nationwide retail investment volume was 51% in H1 2026.

The highest transaction momentum is registered for supermarkets/discounters with a volume of around €550 million. Although the strong previous year's result was missed by almost 22%, it is still the third-strongest result since 2020.

Following the weighty Porta takeover in H1 2025, individual deals are currently once again dominating transaction activity in the retail warehouse segment. They account for around €660 million respectively 57% of the investment volume. Compared to the same period last year, this corresponds to an increase of almost 83%.
