In the first half of 2026, investment volume in the retail warehouse segment totalled approximately €1.2 billion. This was around 40% below the very strong result recorded in the previous year, which benefited significantly from the Porta acquisition.

Nevertheless, the retail warehouse segment remains one of the most dynamic asset classes. In the first half of the year, the segment accounted for 51% of nationwide retail investment volume.

Supermarkets and discount stores recorded the highest level of transaction activity, with a volume of approximately €550 million. Although this was just under 22% below the strong result achieved in the previous year, it still represented the third-highest figure since 2020.

Following the substantial Porta acquisition in H1 2025, single-asset transactions once again dominate activity in the retail warehouse segment. These transactions accounted for approximately €660 million, or 57% of total investment volume. This represents an increase of almost 83% compared with the same period of the previous year.
