At a Glance Q2 2025

Grocery investment market Germany

Half-year result for 2025 exceed last year's volume by far

  • The investment volume in the grocery segment amounted to over €1.9 billion by mid-2025. This not only surpassed the weak result of the previous year by roughly one and a half times, but also exceeded the 10-year average by just under 3%. Whereas the segment had shown significantly lower shares of retail investment volume than usual in the previous year, it currently accounts for around 68%. The strong result is mainly attributable to the takeover of the Porta Group by XXXLutz, in the course of which more than 100 non-food retail parks passed into the ownership of the Austrian furniture retail chain for a high three-digit million euro amount. Accordingly, the portfolio share stood at a high 81% at mid-year.
  • The significant increase in investment volume in the retail park segment was also driven by a marked rise in transaction activity in the food segment. Here, supermarkets and discounters stand out in particular, recording more than €700 million, which is the second-best half-year result of the past 10 years.
